About Your REALTOR

Team effort with your REALTOR® will make your home purchase easier and more pleasant. The following are a few helpful suggestions.

Pick ONE and stay with that sales associate. Nothing inspires a professional to seek and find the home of YOUR choice more than knowing you are relying on him or her completely.

Choose your sales associate carefully. Check to see if the firm is a member of local Boards of Realtors. A full-time associate, professionally trained to service your needs and experienced not only in real estate but also in geographic areas and price ranges is most important to you. You have the right to expect your sales associate to go that extra mile to serve you.

Once you have decided to commit your loyalty to your REALTOR®, there are ways you can help:

  1. All members of a Multiple Listing Service (MLS) can show you all listings. It is not necessary to call each office to see its listings. Your REALTOR® is privy to the same information.

  2. Be truly frank with your sales associate about your price range and your reaction to each property. Any financial information revealed is kept in strict confidence. Secrecy only confuses the picture and makes the job and your search for the right home more difficult.

  3. Do not walk into an open house unaccompanied by your sales associate. He or she can no longer help you obtain that particular home. The associate holding the open house becomes the selling associate and your REALTOR®, who has spent hours of time to serve you will not be compensated. Call your REALTOR® to accompany you.

  4. If you see an ad in the paper which piques you curiosity, do call your sales associate and ask about it. Let your sales associate make the inquiry; a lot more information can be obtained from a fellow REALTOR® which will be helpfully to you.

  5. If you are unhappy with your sales associate, let the REALTOR® know. The REALTOR® will appreciate knowing this so that you may be assigned a more compatible sales associate to serve you. It is important that you be fully satisfied. Minor misunderstandings can grow.

Before Signing Contract...

  1. Be Certain that the contract describes the exact premises which you are selling. Deliver to your attorney:
    a.  A copy of your deed or deeds.
    b. Information concerning any instrument which was executed subsequent to your deed and which affects the property you are selling.
    c.  Any certificate of title or owners title insurance policy which you may have.
    d. Any survey or plot plan which you may have.
    e. Details concerning any lease, whether written or oral, and any security deposit.
  2. Make certain that you advise your attorney as to:
    a. Water supply.
    b. Information concerning the physical condition and location of any septic system, oil tank, easement or encumbrance.
    c.  Any leased hot water heater or other leased equipment.
  3. Make certain that the contract correctly states what personal property, if any, is included or excluded in the sale.

After Signing the Contract...

  1. Provide your attorney with current tax bills, association, district, sewer, fire, and condominium documents, if the same apply.
  2. If you live in a common interest community (meaning you have to pay the taxes, insurance or other fees on common property) then you must give the purchaser a resale certificate. You get this from your association.

When The Closing Date Has Been Set...

  1. Notify your insurance carrier of the date of closing. Have the agent cancel your policy after the closing.
  2. Arrange for the termination of utilities, including water, if metered.
  3. Arrange with your fuel supplier to either fill the oil tank or measure the same, and provide your attorney with a statement, from the company, as to the value of the fuel, at least 2-3 days prior to closing.
  4. Certificate of occupancy and smoke detector certification: It is the responsibility of the seller to obtain and provide and pay for a certificate of occupancy (if your town requires one) and the smoke detector certification. You must check with town building inspector's office to determine if a certificate of occupancy is required for you to sell your home. It is also important to ask if there is a requirement as to number and placement of smoke detectors.

At The Closing...

  1. Your attorney will notify you of the time and place of closing. The closing normally takes place at the office of the Purchaser's attorney.
  2. Your attorney prepares the deed of conveyance. It is your obligation at the closing to pay the conveyance taxes and any releases to be recorded, which will normally be paid from the deposit and indicated to you on a disbursement sheet.
  3. The Broker is entitled to the commission, in full, at the closing.
  4. Bring all keys to the premises and any information concerning appliances and systems which will be helpful to the purchaser.

Before Signing Contract...

  1. If possible, obtain from the Seller the location and condition of the septic system and well or oil tank.
  2. Make certain the contract correctly states what personal property, if any, is included or excluded in the sale.
  3. Be fully satisfied as to the physical condition of the premises.
  4. Be aware of any restrictions, conditions or easements affecting the premises.
  5. If there is a mortgage contingency clause in the contract, be certain that the exact details of the mortgage are spelled out and that the requirements of the lending institution are understood. Apply promptly for your mortgage
After Signing the Contract...
  1. When the written commitment is received from your bank, notify your attorney and sales associate.
  2. Discuss with attorney the process of obtaining an Owners Policy of Title Insurance, the Lending institution (mortgagee) may require title policy insuring the mortgagee, but this does not  insure the owner.
  3. If you desire a survey (plot plan), or the bank requires one, and one is not available through the Seller, you should arrange for a plot plan with a surveyor & notify your attorney of surveyor's name.
  4. Arrange with your insurance agent for homeowner's insurance, naming the Lending Institution as first mortgagee.
  5. You will be notified by your attorney of the time and place of the closing. It is normally held in the office of the attorney for the buyer unless your lender requires the closing at its office.
When The Closing Date Has Been Set...
  1. Notify your insurance agent of the date of closing and obtain a copy of the insurance binder if required by your lender.
  2. Arrange for utilities.
  3. It is a good idea to inspect the premises immediately prior to closing.
At The Closing...
  1. Obtain a bank or certified check for the balance of the purchase price. Bring personal checks for any adjustments, bank charges and attorney's fees.
  2. The purchaser is responsible for recording the warranty deed, the mortgage deed, the cost of the title search, an amortization schedule (if a purchase money mortgage). These funds will normally be billed to you as a disbursement, at the closing.
  3. Mortgage documents must be signed by all the parties taking title and their attendance at closing is required

  • Medical: Ask Doctor, Dentist, Pharmacist for referrals; transfer needed prescriptions, eyeglasses, X-rays and records.
  • Organizations: Transfer memberships (houses of worship, clubs, civic organizations); get letter of introduction.
  • Pets: Ask about regulations for licenses, vaccinations, tags.
  • Management Office: most condos/co-ops require move-in reservations
And, don't forget to:

  • Empty freezer; plan use of foods.
  • Defrost freezer-refrigerator. (Place charcoal to dispel odors.)
  • Have appliances serviced for moving.
  • Clean rugs or clothing, before moving; have them "moving-wrapped."
  • Check with your moving counselor: insurance coverage, packing and unpacking labor, arrival day, various shipping papers, method and time of expected payment.
  • Plan for special care needs of infants.
  • Plan garage sale.

And on moving day:

  • Carry currency, jewelry, documents yourself or use registered mail.
  • Plan for transporting pets. (They are poor traveling companions if unhappy.) Make sure you can be found if they become lost.
  • Carry traveler's checks for quick available funds.
  • Tell close friends or relatives your route and schedule (including overnight stops). Use them as "message headquarters."
  • Double check closets, drawers, shelves (to be sure they are empty).
  • Leave all old keys, needed by new tenant or owners, with agent or Realtor.
